Asset Registers and Building Condition Assessments
Overview
SW19 were engaged by Amana Living to undertake building condition assessments of their portfolio of aged care villages across WA. A key component of the project was to create a detailed asset register to enable the client to develop a 10 year capital replacement plan.
Site Inspection
The site inspections were comprehensive, with the detail provided sufficient for the client to use the reporting to develop a quotation for the refurbishment of the unit; the asset recorded included extraction fans, lights, GPO’s and windows, along with hot water systems and air conditioning units. The sites were also critical, with all street furniture and potential trip hazards / condition of footpaths included.
The reporting referenced the individual units, with each fully detailed in relation to square meterage and assets photographed, condition rated and quantified. Replacement timelines were included to assist the client with their replacement planning.
Outcomes
The reporting systems enabled the client to develop a replacement program on an elemental basis, with the breakdown of assets assisting the client in taking advantage of economies of scale by grouping the project works.
