SW19 Pty Ltd were engaged by the Central Queensland Hospital and Health Service (CQHHS) to undertake detailed building inspections on five hospital facilities within central Queensland. The client required a 25 year lifecycle model to be produced for the sites.
The scope of works required SW19 to use an electronic data collection system to ensure real time reporting to the client. Although SW19 had a proprietary system, this needed to be modified to meet the clients’ specific output requirements. This was developed in liaison with the client prior to commencing on site.
The scope of the inspections was to provide a 25 year capital maintenance plan for the properties and provide indicative remaining life spans for the properties. The surveys identified backlog works (defects), capital expenditure and capital maintenance. All works were priced and prioritised using the clients rating systems. Due to the unique nature of the hospital sites, and the locations, a ‘regional’ cost allowance was applied.
The scope included provision of an asset register to include hot water systems, air conditioning, specialist medical equipment and the likes, and an indication of any potential structural issues, which would require a follow up inspection. A full photographic register of the properties was included.
