SW19 Pty Ltd were engaged by the Town of Port Hedland to undertake condition surveys on the full property portfolio, to provide a maintenance program, 10-year replacement program and identify current defects with the properties. A fit for purpose rating was also generated for each of the sites along with provision for asbestos registers.

The scope of works covered wide variety of building types, which had been identified by the client as key assets. This included the Council Chambers Building and Leisure Facilities with Swimming Pool Areas, Heritage Buildings, and public buildings with limited accessibility.

The scope of the inspections was to provide a 10-year capital maintenance plan for the properties and provide indicative remaining life spans. The surveys identified backlog works (defects), capital expenditure and capital maintenance. All works were priced and prioritised using the client’s rating systems.

The scope included the updating of the existing asbestos registers for the site, provision of an asset register to include hot water systems, air conditioning, cooking appliances and the likes, and an indication of any potential structural issues, which would require a follow up inspection.
