50 Year Lifecycle Modelling and Maintenance Plan
Overview
SW19 were engaged by East Metropolitan Health Service to undertake a 50 year lifecycle model inspection of Bentley Hospital (A Block). The intention of the inspection was to provide a full lifecycle replacement program for all assets and to identify current defects along with development of a maintenance plan. The client was provided with a detailed risk register based upon the construction type, age of asset and likelihood and criticality of failure.
Site Inspection
A detailed inspection of the roof area highlighted multiple areas of failure. Specifically, the roof membrane had failed, with multiple cracks and peeled sections evident at the time of inspection. The inspection also highlighted failures in preparation of the concrete deck with large areas of water ponding. SW19 were able to provide guidance as to future repairs / replacement.
The external inspection required an assessment of all elevation, full height to include all cracking, spalling, mortar breakdown and displacement along with lifecycle modelling for window replacement. Multiple cracks were detailed, along with sections of spalling concrete. Recommendations were included for the repairs, both short term remediation and long term solutions.
Outcomes
The client was supplied with a detailed 50 year maintenance plan, including a full photographic record of the site to enable defects and works to be located.
