Lifecycle Model, Asset Registers and Maintenance Schedules
Overview
SW19 were engaged by Watercorp to complete an inspection of the John Tonkin Water Centre to create an asset register of plant and equipment, along with a full maintenance schedule along with a 10 year lifecycle model and defects inspection.
Site Inspection
Prior to commencement on site, a detailed OH&S plan for the works was developed, along with site protocols to accommodate working in plant rooms and roof areas.
The level of data recording was specific to the current standards, and covered mechanical, fire, hydraulic and electrical assets. All were assessed against an agreed set of parameters for the condition rating. The site also contained complex assets, including escalators, Vesda and Suppression Systems and HV Transformers. The reporting highlighted gaps in the existing maintenance schedule following review of the current procedures.
Outcomes
The client was provided with an MS Excel spreadsheet of all assets, with details including location, manufacturer, age of asset, remaining useful life, cost of replacement / upgrade and risk rating based on criticality.
