Asset Registers and Maintenance Schedules
Overview
SW19 were engaged by The City of Perth to complete an inspection of their built assets to create an asset register of plant and equipment, along with a full maintenance schedule to assist in future tendering of maintenance works. The sites ranged from Council House and Perth Concert Hall, through to Pump Stations and Toilet Facilities.
Site Inspection
Prior to commencement on site, a detailed OH&S plan for the works was developed, along with site protocols to accommodate working within the CBD during the Covid Pandemic.
The level of data recording was specific to the current standards, and covered mechanical, hydraulic and electrical assets. All were assessed against an agreed set of parameters for the condition rating. All assets were geo-located and a full maintenance schedule developed for each asset. Gaps were identified in the current maintenance regime.
Outcomes
The client was provided with an MS Excel spreadsheet of all assets, with details including location, manufacturer, age of asset, remaining useful life, cost of replacement / upgrade and risk rating based on criticality.
