Asset Registers and Building Condition Assessments
Overview
SW19 were engaged by Town of Victoria Park to undertake building condition assessments of their built assets. The portfolio comprised 76 sites, ranging from toilet blocks through to aquatic facilities and heritage sites.
Site Inspection
The inspection provided a comprehensive asset register, based upon spatial mapping per building. The asset register also detailed the asset specification, condition, remaining useful life and estimated replacement costs. A high level defects inspection was also specified, with only significant defects recorded.
Additional building detail was provided, including square meterage, roof areas, detail on the grounds and details of the varying designs of doors and windows, along with quantities. The asset registers were provided to the client in a format such that the assets were fully interpretable, enabling the client to assess the extent of assets beyond the expected useful remaining life and calculate short term replacement budgets.
Outcomes
Despite the client adding asbestos registers to the project as a variation, SW19 were able to deliver the project on time, providing a consistent reporting format which the client was able to import into their asset management system.
