Asset Management and Life Cycle Modelling

SW19 Pty Ltd were engaged by Hobsons Bay City Council to undertake condition surveys on a number of key properties, to provide a maintenance program, 10 year replacement program, and identify current defects.  A fit for purpose rating was also generated for each of the sites.

The scope of works covered a wide variety of building types which had been identified by the client as key assets. This included Leisure Centres with Swimming Pool Areas, Heritage Buildings, and public buildings with limited accessibility, such as the Altona Theatre. 

The scope of the inspections was to provide a 25 year capital maintenance plans, and provide indicative remaining life spans for the properties. The surveys identified backlog works (defects), capital expenditure and capital maintenance. All works were priced and prioritised using the client’s rating systems. 

The scope included updating the existing asbestos registers for the site, provision of an asset register to include hot water systems, air conditioning, cooking appliances and the likes, and an indication of any potential structural issues which would require a follow up inspection. A full photographic register of the properties was included.
